Homeownership Program
Requirements & Qualifications
In order to qualify for the homeownership program, an applicant must demonstrate a need for housing, a willingness to partner with Habitat, and the ability to pay for their future mortgage. Familiarizing yourself with the program's requirements and qualifications can help make you a more qualified candidate.
To qualify for a Habitat for Humanity home, you must have:

a need for better housing, living in overcrowded or substandard housing.

the ability to pay a monthly mortgage payment, an income that falls within our income guidelines (see 2023 chart).

a willingness to partner with Habitat (including 250 Sweat Equity Hours per adult)

legal U.S. Residency Status
-
residency or work history in Elkhart County for the previous year minimum

the ability to accept a house in the locations where Habitat is building
*All lending decisions are made based on the ability to repay. Mortgage payments will not exceed 30% of gross monthly income.

Habitat for Humanity of Elkhart County's homeownership program offers qualified families and individuals the opportunity for an affordable mortgage. The application process takes several months, and the homeownership program typically takes 12-18 months to complete. To begin your application, you must complete the prescreening form during an open application period; you will be required to watch an informational video, download the application form (pdf), fill it out, and schedule an appointment with our Family Services team.

Home Repair Program
Repairs are an extension of Habitat's core building program. They allow us to serve a different population (existing homeowners) yet follow the same basic requirements for eligibility --- demonstrated need, ability to pay, willingness to partner --- and the Habitat model of providing a hand up, not a handout.
What is the Home Repair Program?
The Home Repair Program helps homeowners maintain their homes. Habitat assists low-income households with minor home maintenance and repairs and enables people to live and age safely in their own homes.
Eligible projects may include:

Weatherization- door and window

Siding repairs

Trim repair and replacement

Gutter/siding cleaning

Debris removal

Minor repairs
Home Repair Program Qualifications and Requirements

Applicants must own and occupy their home for a minimum of one year and live in Elkhart County.

Must show proof of income for all household members. Income must not exceed 80% of the AMI. (See income guidelines above)

Proof of current homeowner's insurance.

Homeowners will contribute sweat equity based on the scope of the project.

Homeowners will pay 10% of the project budget at the time the agreement contract is signed.

Beyond the Curb
Habitat’s Beyond the Curb program offers weeding, raking, removal and disposal of unwanted yard items, planting, and general yard clean-up done by our volunteers and at no cost to you!
In neighborhoods where we are building safe and affordable housing, we want to be able to support the whole neighborhood.
Services provided:
● Raking and removing leaves and debris in the yard
● Planting flowers (that the homeowner purchases)
● Weeding
● Remove & dispose of small unwanted non-hazardous items (at our discretion)
● Sweep driveways and sidewalks
● General yard clean-up
